What a Riverstone handover list actually contains

In short: The split between envelope items and finish items on three Riverstone handovers.
Two kinds of item
A handover list mixes two things that deserve different treatment. Items belonging to earlier stages that survived, and items that belong at handover and are normal there.
The envelope group
Weep holes, flashings, capping slope, damp proof course, ventilation. Each of these was decided months before handover and is expensive to correct once finished.
The finish group
Caulking to window heads and sides, caulking at the slab and driveway join, paint through common areas and bedrooms, damaged skirtings and architraves, cabinetry gaps, unsealed door edges, a shower screen to seal.
The safety item
A fitting inside the clearance zone around a shower. It is reported separately from both groups because it is not a finish question.
How to use the split
Concede nothing on the envelope group and be pragmatic about the finish group. That is how a long list becomes a short negotiation.
